This homeowner requested a roof evaluation after noticing her neighbors getting their roof replaced. She was given an appointment with Eric Goldberg. Eric went over the insurance claim process with her.
The process involved an initial inspection of her roof system to confirm storm damage.
Eric identified the storm damage on the roof and he instructed her to file a claim with her insurance company. After which Eric met with the insurance adjuster. The adjuster approved the claim and an initial check was cut for replacement of the storm damaged items. Eric provided shingle and gutter samples to the homeowner. After picking her samples, she was given an installation date to have the storm damaged items replaced.
Our Customer called us with water leaking into his house. Upon inspection we found his windows were rotted along with the siding and woodwork. Our technician explained to our customer that the windows needed to be replace and was a custom order. Housworth measured the windows and had them custom made. Below you will see the before and after picture of how we can assist with any project!
Our customer Kelly's main objective was to reduce the wall to make it counter height & not bar height, give the kitchen more open space & to also remove the peekaboo opening that was only installed because the column was needed for support. Housworth was able to remove the column & installed a beam to allow this transformation. Kelly was thrilled with the finished remodeling look.
When our customer Kelly explained how the room having a left angle was a huge eye sore for her, we brainstormed & came up with installing shiplap perfectly square & painting to remove the eye sore. We first measured & used blue tape to have a visual of what it would look like. Kelly was thrilled with how the shiplap was going to look. Housworth then went into action & installed it on the angled wall. Once it was all finished, the home office was totally transformed & our customer was happy.
Housworth Construction manufactures all gutters onsite. We have our gutter machines in the back of every truck to make sure all cuts are precise. Housworth typically only installs 6" gutters on homes. Anything smaller than 6" we call it builder grade. In the pictures below you will see Arturo making the gutters & also sealing the gutter end cap with gutter sealant.
Housworth Construction typically receives a few calls a week that homeowners indicating that their roof is less than 10 years old & they are having a roof leak. Upon inspection one of the first things we check for is plumbing boots. These are notorious for leaking, especially if they are rubber plumbing boots. The best thing to do when your roof is in need of repair & it's the plumbing boot we suggest to upgrade to a lead plumbing boot. This prevents sun damage, dry rot & also critter damage. The sun doesn't damage lead plumbing boots & critters find it annoying to chew on something & get nowhere. If your roof is 12 years or younger, you should upgrade to lead boots so you don't have to worry about another leak until it's time to replace the roof system.
Sometimes homeowners don't realize that you can have a water-tight roof system & have a roof leak because of your chimney. Not all roof leaks are from plumbing boots, installation errors, or manufacturing defects. Below you can see how not painting your house can lead to wood rot which will result in a roof leak, but not actually from the roof system itself. Painting your house every few years (depending on the paint you buy) can save you lots of money. The additional expense of not maintaining your house can add up. It's always good to check & keep good records so you don't shell out unnecessary money.
It's great to have a satellite dish, but be careful when the only place it can get installed is on your roof system. This is the absolute last place it should ever be installed. For starters, most manufacturers void any warranty for the shingles when they see a dish on the roof. The second biggest reason is that if the dish installer didn't install it correctly or caulk the bolts used to bolt the dish to the plywood, you are pretty much guaranteed to have a roof leak sooner rather than later. The repairs sometimes can be costly from a dish installed on the roof because once the plywood is rotted it must be replaced. Once you start replacing the plywood & replacing shingles it adds up. Always try to install a dish anywhere other than your roof system or side of the house to prevent damage.
Checking your windows can save you thousands of dollars in the long run. Most of the time when it comes to windows you will typically see moisture inside the window payne which indicates that the seal has been broken or come loose. When this happens most glass companies or window repair companies can just simply replace the window sash for you. However if you don't keep your windows painted, they will start to rot. This is where simple maintance can add up to hundreds or even thousands of dollars. Once you start seeing window rot, you probably will start to see the window frame rotting also. To prevent a big expense always check your windows & once you see any wood rot address it sooner than later.
Sometimes it's the small things we don't always think about that need attention. Having clogged gutters doesn't just impact the weight of the gutter & them pulling away from your fascia board. One thing many homeowners don't realize is that when gutters are clogged the water can often find its way pushing back & rotting out the edge of the plywood where the plywood meets the gutter. When this happens you can expect a leak & expect to shell out money for sheetrock damages & a roof repair that will consist of replacing damaged plywood. Another problem that can occur is wood rot with your fascia & soffit wood. This also can be very expensive. When any type of wood rot occurs you can also open yourself up to unwanted critters. Preventive gutter cleaning maintenance is highly recommended at every season. This will help ensure unwanted expenses for homeowners.
We often don't think about the small things that make a big difference when selling a house. Buyers typically don't want to renovate or remodel when they are looking to purchase a home. Our customer had a very small budget to work with & Housworth Construction helped them with the decision to upgrade the countertops. The original countertops were with Formica. The Formica countertops were chipped, stained, & peeling in some areas. Housworth removed the countertops & replaced them with granite. The customer was pleased with this small-budget renovation.
Big storms with gusting winds & heavy rain will happen to every homeowner. We often only worry if the electricity goes out. When these storms hit your home they sometimes can bring hail which can damage every inch of your home. Hail damage can happen to your roof, gutters, ac units, window screens, etc. Most homeowners are unaware of any hail damage to their roof system until a leak springs up. One of the signs that all insurance companies look for when inspecting for hail damage is dents in the vents. They inspect all turtle vents, power vents & furnace vents. This is a clear indication that your home has fallen victim to hail damage. Anytime you see dents in your ac units or gutters we highly recommend having your property inspected to find out if you should file a claim with your homeowner's insurance.
Painting your home is something we don't think about until it's too late. Maintaining a home can be very expensive & typically most homeowners don't think about a budget before becoming a homeowner. Every homeowner should think about a yearly budget for maintaining a home. Below is a picture that a homeowner went 9 years without doing any maintenance to the exterior of their home. When they purchased this house they didn't think the long term invest would also include general maintenance. Pressure washing & painting your home will prevent spending major money. In this picture you can see mold, siding rot, chimney corner post & window rot. It's highly recommended to paint your home every few years to prevent any type of rot and presure washing is recommended every year to keep your house looking fresh & to eliminate mold growth.
Homeowners can spend more money on fixing damages that could have been prevented. In this picture, this homeowner saw a tiny leak over the breakfast table & within a year it turned into a huge nightmare. The homeowner started experiencing sinus issues that no doctor could figure out. Finally, after a year of constantly being sick, having sinus issues, and loss of memory an ENT doctor told her she might have a mold issue in her house. After Housworth inspected her roof we determined that it was a few missing shingles that were allowing water in. The water rotted out the plywood and eventually led to leaking inside the sheetrock. The water not only damaged the sheetrock, but it grew mold. The mold was causing the homeowner to get sick as well as the dog. Housworth completed the roof repairs which ended up with having to replace the rotted plywood on the back of the house & also remove all the sheetrock damage & replace & paint it.
Chimney repairs can be very costly if you neglect your home. It's not just the siding & corner post that rots out, but the plywood behind it. Sometimes a chimney can leak for months or even years before you notice it. When that happens you risk mold growth inside the chimney. Something that could have cost less than $1,000.00 can run up to $5,000- 10,000 dollars depending on the size of the chimney, how many stories & of course what the chimney is made of. In this picture, the homeowner said he heard a drip for about 2 years before calling someone out. Once the siding was pulled off, it was discovered that the builder didn't put house wrap behind the siding. This is a barrier to protect the plywood from getting rotted. This of course made things a lot worse & a lot more expensive for the homeowner. The entire framing of the chimney had to be replaced along with the corner post & siding. Anytime you hear a drip don't wait to address it. Homeowners should always maintain getting their house painted every few years to prevent damage like this.
Most homeowners don't think about gutter maintenance on their home until they see a gutter falling or sagging. Most of the time the gutters that have been installed on a home are 4" gutters which are typically too small to handle water flow. If you have 4" or 5" gutters on your home you should do regular maintenance more often to prevent damage not only to the gutters, but also to the fascia board. Upgrading to a 6" gutter when its time for replacement will allow the water to flow better. This with yearly cleaning will typically allow the gutter system to outlive you. Adding gutter screens or gutter covers for protection is also a great idea. Gutter screens are less expensive & still need maintenance, but they do assist with reducing debris. Gutter covers are more expensive, but typically come with a lifetime warranty from the company. Depending on your budget, cleaning, upgrading to 6" gutters, & gutter screens or covers will allow you to get a longer life expectancy from your gutter system.
When you see a little sheetrock damage on the inside of your home, it doesn't always mean you need a new roof. Sometimes little things can happen on your roof like a plumbing boot issue, loose shingles, or resealing flashing. All these types of repairs can be done & you can still get another 5,10 or 15 more years of life out of your roof. The most common roof repair is a leaky plumbing boot. Most builders & contractors install plastic plumbing boots. Plastic doesn't last forever with the sun constantly beating down on it or the threat of critters chewing on it. Plumbing boots should always be resealed every few years, but if you're looking to eliminate this from ever being an issue it's best to install lead plumbing boots.
Rotted wood can be costly when it comes to maintaining your home. To prevent this homes should be painted every few years. Keeping your home pressure washed & painted prevents wood from being damaged. This customer had a bad leak inside the master bathroom window & didn't realize that the entire window on the outside was rotted. This rotted window caused sheetrock damage & mold had started to grow behind the sheetrock which can be very hazardous to your health. Always check the wood around your house, so costly repairs don't have to be so costly.
Cracks in caulk on the outside of your home are an early sign of needing maintenance on your home. If you don't recaulk around the cracks, you are allowing water to potentially seem into the frame of your house. Caulking not only prevents water but unwanted insects too. The longer you see the cracks & do nothing, the more potential damage could be happening. Look for cracks around your windows, doors, & trim. Know this is a sign to start getting exterior paint estimates.
Homeowners often neglect one of the most important pieces to their chimney. We all too often assume the leak is coming from the siding or the corner post. The last thing anyone ever thinks about is the chimney pan or chimney shroud. As pictured below you can see how the chimney pan is completly rusted. This led to a drip inside the chimney everytime it rained. Chimney pans & shrouds are typically a low maintance item. They only need to be sprayed with a rustoleum paint every 5 to 10 years. This will keep it from getting rusted & causing holes in the pan. The cost to maintain spraying it verus replacing it is a huge difference not to mention the interior damage expense as well.
Wood replacement on homes can be very expensive. Sometimes it's not just what you see on the outside, but you can also have wood rot in the house's frame. It's very easy to maintain your house by simply painting every few years (depending on the type of paint you purchase). Using the tuckpointing method, our masonry contractor used a process to refinish or repair the motor joints between the stones. This process uses a narrow ridge of lime putty or a fine lime mortar.
We could have recommended a complete removal of the current bricks but because the stones were in a reusable condition, we decided that tuckpointing was the best option for our customer.
