Homeowners often neglect one of the most important pieces to their chimney. We all too often assume the leak is coming from the siding or the corner post. The last thing anyone ever thinks about is the chimney pan or chimney shroud. As pictured below you can see how the chimney pan is completly rusted. This led to a drip inside the chimney everytime it rained. Chimney pans & shrouds are typically a low maintance item. They only need to be sprayed with a rustoleum paint every 5 to 10 years.
